What SAT tests before recommending a villa position
Villa pricing is quoted at project level, not plot level, so two units released in the same community can carry very different value. Before a villa is put in front of a client, SAT works through the following.
Exact plot area and built-up area, and the AED per sq ft of each, compared against other releases in the same community
Payment-adjusted capital exposure
how much capital is committed before handover, and on what schedule
Registered project record: DLD project number, legal developer entity and the project escrow account
Developer delivery history on villa product specifically, build quality and after-sales experience
Competing supply of the same typology expected to hand over in the same window and community
Exit position: assignment conditions in the SPA, resale depth for the typology and the buyer profile behind it
Villa or apartment - which suits the mandate?
Neither typology is universally better. The decision should compare capital committed per unit, who carries the maintenance, the tenant profile and how quickly the asset can be sold.

Plot area and built-up area, and the price per sq ft of each. A villa quoted at a lower total price can be the more expensive asset once the plot is measured, so the two figures should be read together rather than against the headline price.
It sets how much of the price is land and how much is construction. Land is the part that is not reproduced when the next phase is released, so the ratio affects how the unit holds value against later supply in the same community.
Yes. Most villa and townhouse releases in Dubai are sold off-plan against a payment plan, registered through the DLD and paid into a project escrow account. The off-plan tests apply in full, alongside the plot tests.
Oqood is the DLD registration of an off-plan sale. It applies to villas and townhouses as it does to apartments, and it is the record that evidences the buyer interest in the unit before the title deed is issued at handover.
In most communities the owner carries the plot, landscaping and building fabric, with a community charge covering shared roads, parks and security. This is a structural difference from apartments, where the service charge covers the building itself.
Less liquid than an apartment in the same community. The buyer pool is smaller and more specific, so marketing periods are typically longer. Communities with completed infrastructure and school access tend to transact more readily than those still under construction.
Only where the SPA permits it, and usually after a stated percentage of the price has been paid. Assignment terms differ by developer and should be read before committing, not at the point of exit.
Whether the plot, the community and the delivery record support the price against registered evidence, and whether the exit route is realistic for the typology. If those cannot be evidenced, the position is not recommended.
