What this covers
A side-by-side read on two or more Dubai areas against the same criteria — so a decision between them rests on matched evidence rather than on two separately-argued cases.
Method
- Both sides of a comparison are assessed on identical criteria and the same period.
- Like-for-like layouts are matched before areas are compared, to avoid mix effects.
- Where one area wins on income and loses on liquidity, both are stated — comparisons do not resolve to a single winner unless the evidence does.
- Assumptions are listed so you can vary them.

Income
Registered lease evidence and void behaviour, not asking rents.
Holding cost
Service charges by building, maintenance profile and management cost.
Supply
What is delivered, what is under construction and what is approved — the competition your unit will face.
Demand drivers
Who actually leases or buys in each area, and what would have to change for that to stop.
Exit depth
Transaction frequency for the layout you would hold, and who the buyer at exit is likely to be.
