Not every landlord wants full management. Supervision covers the parts that have to be done correctly and on time — finding a tenant, registering the lease, collecting the rent, chasing arrears and handling the renewal — while you keep the final say on maintenance spending.
The rate is 3% of the total annual rent, agreed in writing before the property is marketed.
Scope
What is included
- Marketing and tenant selection. Priced against current transactions in the same building, with tenants referenced before terms are agreed.
- Tenancy contract and Ejari. Drafted, registered and kept on file, with renewal notices served within the required period.
- Rent collection. Cheques handled and deposited to your account, with arrears followed up in writing.
- Deposits. Held and reconciled at the end of the term against the inventory taken at move-in.
- Pre-tenancy preparation. Cleaning and handover before the tenant moves in.
- Maintenance coordination. Contractors arranged and quotes presented; you approve the spend.
- Utilities and service charges. Administered on your instruction, with statements retained.

Government and third-party charges such as Ejari registration are payable at cost. Everything is confirmed in writing before the property is marketed.

Inspection and pricing
We view the unit, record its condition and set an asking rent supported by what comparable units have actually achieved.
Marketing and referencing
The property is listed and applicants are checked before terms are agreed.
Contract and handover
Lease signed, Ejari registered, cheques collected and the unit handed over against a documented inventory.
Through the term
Collection, arrears follow-up and coordination of any maintenance you approve.
Renewal
Opened early and assessed against the RERA rental index, so a lawful increase is not lost to a missed notice period.

Common questions
What is the difference between supervision and full management?
Supervision covers letting, collection and tenancy administration at 3% of annual rent. Full management adds maintenance responsibility, compliance and periodic financial reporting, and is quoted on scope.
When is the fee payable?
It is agreed in writing before marketing begins and is calculated on the total annual rent of the tenancy.
Who pays for repairs?
The owner. We obtain quotes and arrange the work, but nothing is instructed without your approval.
Can the rent be increased at renewal?
Only within what the RERA rental index permits for comparable units, and only if the required notice is served in time. We open renewals early for that reason.
What if the tenant stops paying?
We follow a documented arrears process and advise you on the options available under the tenancy law before matters escalate.
