Secure & Transparent

Secure & Transparent is an operating standard, not a slogan. It sets out what SAT verifies before advising, what we disclose to you, and what documentation you can expect to hold at every stage of a transaction.

1. Verification before recommendation

No opportunity is presented until it has been checked against primary sources. For a project that means developer identity and record, project registration and escrow status, unit specification, payment structure and handover terms. For a completed asset it means title, service charges, tenancy status and recorded transaction evidence.

2. Evidence hierarchy

Where sources conflict, SAT works in this order:

  • Official records — land department registration, title documentation, escrow and regulatory filings.
  • Developer documentation — signed price lists, payment plans, specifications and handover schedules.
  • Recorded transactions — completed comparable sales and registered leases.
  • Market commentary — used for context only, never as the basis of a recommendation.

3. How figures are published

Prices, yields and market statistics carry the source and the date on which they were verified. A figure that can no longer be evidenced is withdrawn rather than carried forward. Historical releases are not blended with current inventory: where a project has moved to a new release, the release is named.

4. Conflicts and remuneration

SAT may be remunerated by a developer or counterparty on a transaction, and may hold commercial relationships with developers whose projects we cover. Where such a relationship is relevant to advice we are giving, it is disclosed to you at the point the advice is given — in writing, before you commit capital. Our advice is comparative and investor-led; where we cannot give a comparative view on an opportunity, we say so.

5. Documentation standards

Before commitment

Written summary of the opportunity, its evidence, total acquisition cost including DLD and agency fees, and the assumptions behind any projection.

At transaction

Sale and purchase or lease documentation, payment schedule, escrow details where applicable, and a record of every disclosure made.

After handover

Title and handover records, service charge basis, and — where SAT administers the asset — leasing, collection and maintenance reporting.

6. Client data and funds

SAT does not take custody of client funds outside regulated escrow and transaction channels. Client information is used for the engagement it was provided for and is not sold or passed to third parties for marketing.

7. If something is wrong

If any figure, document or statement on this site or in our advice is inaccurate, tell us and it will be corrected or withdrawn. Write to us through the contact page and the correction will be logged with its date.
