SAT Private Office
A single relationship covering everything a family's Dubai property interests require, from acquisition to management to succession.
Request an introductionThe proposition
One relationship instead of six
Families with substantial Dubai holdings usually end up with an agent for each purchase, a manager for each building and no one holding the whole picture. The Private Office replaces that with a single point of responsibility, a written mandate and confidentiality as the default.
It is a discretionary relationship rather than a product. What it covers is agreed with you and set down before anything begins.
Scope
What it typically covers
Acquisition
Off-market and on-market sourcing, due diligence and negotiation, with every recommendation evidenced.
Portfolio oversight
Performance, concentration and leverage reviewed across the whole holding rather than asset by asset.
Management
Tenants, maintenance, compliance and reporting, consolidated into one statement for the family.
Disposal and repositioning
Exit planned in advance, executed discreetly, with net proceeds modelled before the decision.
Coordination
Working alongside your legal, tax and wealth advisers, and with lenders where finance is involved.
Succession and structure
How title is held across the family, and what that means practically for transfer and for residency.
How it works
The relationship
Introduction
A private conversation about what you hold, what you intend and where the current arrangements fall short.
Mandate
Scope, reporting cadence, decision thresholds and fees, all agreed in writing before work starts.
Named contact
One senior person accountable for the relationship, with a deputy who knows the file.
Reporting
Consolidated reporting on an agreed cycle, plus immediate contact whenever a decision is needed.
Standards
How we work
- Discretion. Names, holdings and intentions are not discussed outside the team acting for you.
- Disclosed incentives. Where a transaction would earn us a fee from another party, you are told before you decide.
- Evidence over opinion. Recommendations arrive with the transaction record, the costs and the case against.
- Defined authority. Spending and decision thresholds are agreed in advance, so nothing material happens without you.
Questions
Common questions
Who is this for?
Families and individuals with several Dubai assets, or with a significant allocation to deploy, who want one accountable relationship rather than several transactional ones.
How are you paid?
By a mandate fee agreed in advance, with transaction work quoted separately and disclosed. We will always tell you what we earn from a recommendation.
Do you take custody of funds?
No. Transaction funds move through the regulated channels, including Dubai Land Department trustee offices for transfers.
Can you work with our existing advisers?
Yes, and we prefer to. We stay within property and coordinate around your legal and tax counsel.
How do we start?
With a conversation under confidentiality. Nothing is committed until the mandate is agreed in writing.
A private conversation first
Tell us what the family holds and what it needs from Dubai. We will set out what a mandate would cover before anything is committed.
