Yield and price evidence for Dubai stock, calculated on a stated basis rather than quoted as headline percentages.
What this covers
Price and yield evidence for defined areas and asset types — what units of a given layout actually transacted at, what comparable units actually leased at, and what the resulting yield is once real holding costs are deducted.
Method
- Rents are taken from registered leases, prices from recorded transactions — not from listings.
- Comparables are matched by layout, size and building, not by area name alone.
- Service charges are taken per building, since they vary widely between towers in the same district.
- Acquisition costs — DLD, agency, mortgage where relevant — are included in the net calculation.
- Each guide states its period, its sample and its date of issue.
How yield is calculated
Gross yield
Recorded annual rent divided by recorded purchase price. Useful for comparison, misleading on its own.
Net yield
Rent less service charges, management, maintenance provision and void allowance, over the full acquisition cost including DLD and agency fees.
What is deducted
Every deduction is itemised, so you can rebuild the number on your own assumptions rather than accept ours.
What is not claimed
No projected appreciation is embedded in a yield figure. Capital growth, where discussed, is stated separately and as an assumption.
