Business Bay
A central, high-density district with a large and continuously replenished tower pipeline — which makes building-level selection matter more here than area selection.
What the area is
Business Bay is a dense, central mixed-use district immediately south of Downtown Dubai, running along the Dubai Canal. It is predominantly high-rise, with residential towers, offices and hotel-branded stock sharing the same streets.
What stock exists
Almost entirely apartments and offices in towers, ranging from early 2010s stock to current launches. Canal frontage, floor level, orientation and the quality of building management separate otherwise comparable units far more than the address does.
Who buys here
Investors buying for leasing depth and central access, owner-occupiers who want to be next to Downtown without Downtown pricing, and commercial buyers taking office floors.
What to check before committing
- Building management and service charge history — the spread between towers here is wide.
- Current and forthcoming supply within walking distance, which competes directly for the same tenant.
- Canal or Burj views and whether a plot opposite can be built out to block them.
- Parking allocation per unit, and whether it is titled or assigned.
