An asset left unmanaged loses money quietly
Rent arrives late and nobody chases it. A renewal notice is missed and the increase is lost for another year. A leak becomes a ceiling. None of it shows up as a single large loss, which is exactly why it goes unnoticed from another country.
We administer residential and commercial property on behalf of owners who are not in Dubai day to day, or who simply want one person answerable for the asset. Income is reported as recorded, never as projected.
Scope
What the service covers
- Tenant sourcing and referencing. Marketing at a price supported by current transactions, with tenants checked and documented before terms are agreed.
- Leases and Ejari. Contract drafting, registration and the notices that have to be served on time.
- Rent collection. Cheque handling, deposits into your account and a defined process when payment is late.
- Maintenance. Vetted contractors, quotes before instruction and an approval threshold that you set.
- Service charges and utilities. Paid on time, with statements retained against your account.
- Reporting. A fixed cycle showing what was collected, what was spent, what is outstanding and what needs a decision from you.
Process
How we take over an asset
Position audit
Tenancy terms, arrears, service charge status and outstanding maintenance, so you know what is being inherited before anything is agreed.
Condition report
Photographed inventory and condition record, plus any snagging still claimable from the developer.
Handover of administration
Utilities, Ejari and contact details transferred, and the reporting cycle agreed in writing.
Ongoing management
Collection, maintenance, compliance and renewals, with an annual assessment of whether the asset should be held, re-let, refinanced or sold.
Terms
Fees
Management is quoted in writing for the specific portfolio before anything begins. What moves the number is the count of units, whether they are apartments or villas, and whether you want letting only or full management including maintenance and compliance. Our supervision-only service is charged at 3% of the annual rent.
No single percentage fits every instruction, so we quote against the actual scope rather than publishing one figure and adjusting it later.

Common questions
Do I need to be in the UAE?
No. Most of the owners we act for are overseas. A power of attorney can cover anything that requires attendance in person.
How often will I hear from you?
On a fixed reporting cycle, plus immediately whenever something needs your decision, such as spending above your approval threshold.
Who holds the rent?
Rent is deposited into the landlord's account. Statements show what was collected, what was paid out and what remains outstanding.
Can you take over from another manager?
Yes, and we audit the current position first so any arrears or deferred maintenance are identified before we take responsibility for them.
What about short-term letting?
It requires a holiday home permit and a different operating model. We will tell you honestly whether the unit and community suit it.
