What is the starting price of Phase 11?
Three-bedroom townhouses start from AED 6,150,000, four-bedroom villas from AED 13,550,000 and five-bedroom villas from AED 15,030,000. Prices change with availability, so ask us for the latest price list.
What is the payment plan?
You pay 20% on booking, 60% in seven instalments during construction, and the final 20% on handover.
When is handover?
Meraas estimates that construction will be completed in June 2029.
How big are the homes?
Three-bedroom townhouses are about 3,248 to 3,292 sq. ft., four-bedroom villas are about 4,795 sq. ft., and five-bedroom villas are about 5,650 sq. ft.
Can foreign nationals buy in Nad Al Sheba Gardens?
Yes. Nad Al Sheba Gardens is a freehold community, so buyers of any nationality can own property there.
Does buying here make me eligible for a UAE Golden Visa?
Every home in Phase 11 is priced above AED 2 million, which is the minimum title-deed value for the 10-year Golden Visa, so buyers can apply. Off-plan and mortgaged properties now qualify. Final approval rests with the UAE authorities.
