Dubai Hills Estate
A master-planned, family-oriented district with completed infrastructure, schools and retail already trading — which changes the risk profile compared with a community still being built out.
What the area is
Dubai Hills Estate is a large master-planned community between Al Khail Road and Umm Suqeim Road, built around a golf course and a central mall. It is a mature, low-rise-to-mid-rise district rather than a waterfront or high-rise one, and most of the masterplan is now delivered or under delivery.
What stock exists
The stock splits between villas and townhouses on the golf and park frontages, and apartment buildings clustered nearer the mall and boulevard. Plot size, frontage and proximity to the park or golf course drive most of the difference in value between otherwise similar villas.
Who buys here
End-users buying for schooling and space, and investors buying apartments for leasing to the same catchment. Villa demand is driven by families; apartment demand by proximity to retail and road access.
What to check before committing
- Plot position — golf, park, boulevard or internal — and what is approved to be built opposite.
- Service charges for the specific building or sub-community, not the community average.
- Whether the unit is an original handover or a resale, and what has been changed since.
- Remaining supply in the sub-community and the delivery schedule of anything unbuilt nearby.
- Recorded comparable transactions for the same layout, not the same community.
