Buyers can choose from 2 to 5-bedroom residences, 3-bedroom garden residences with private pools, 4-bedroom duplexes and penthouses. Every home has direct beach access, and the layouts are planned to make the most of the sea and city views.
Expressions of interest (EOIs) for the latest Solaya release opened on 14 October 2026. Meraas has published average prices from about AED 16.56M for a 2-bedroom residence, with a 20/40/40 payment plan and construction completion estimated for April 2030.

What are the prices at Solaya?
Meraas has published average prices for the current release: about AED 16.56M for a 2-bedroom, AED 26.83M for a 3-bedroom, AED 35.78M for a 4-bedroom, AED 54.69M for a 5-bedroom and AED 113.95M for a penthouse. Actual prices depend on the home type, size, floor and view. Contact us for current availability.
What is the payment plan?
You pay 20% on booking, then four instalments of 10% each in May 2027, November 2027, May 2028 and November 2028 (40% in total), and the remaining 40% on handover, estimated for April 2030.
When is handover?
Meraas currently estimates construction completion in April 2030, which is when the final 40% falls due.
What types of homes are available?
Solaya offers 2 to 5-bedroom residences starting from around 1,988 sq. ft., 3-bedroom garden residences with private pools, 4-bedroom duplexes, and penthouses with private pools.
Can foreign nationals buy at Solaya?
Yes. Solaya is a freehold project, so buyers of any nationality can own property there.
Does buying here make me eligible for a UAE Golden Visa?
It can. A property with a title-deed value of AED 2 million or more allows you to apply for the 10-year Golden Visa, and off-plan and mortgaged properties now qualify. Final approval rests with the UAE authorities.
