Dubai Creek Harbour is a waterfront masterplan on the Ras Al Khor side of the creek, developed in phases around a marina and promenade. Large parts of the masterplan are still being delivered, so the district is a mix of occupied towers and active construction.
What stock exists
Predominantly apartment towers, released island-by-island and phase-by-phase, with a waterfront promenade and retail delivered alongside. Which phase a tower sits in determines whether surrounding infrastructure is trading or still a site.
Who buys here
Off-plan investors buying into the delivery curve, and end-users buying completed stock where the promenade and retail are already operating.
What to check before committing
- Which phase the tower belongs to, and what is scheduled to be built between it and the water.
- Handover track record of the specific phase, not the masterplan as a whole.
- Payment structure and how much capital is committed before handover.
- Service charges on comparable delivered towers in the same masterplan — a proxy, since new towers have none yet.
- Rental evidence from delivered phases before underwriting income on an undelivered one.
