What SAT checks before putting a tenancy forward

A tenancy is a contract, not just a price. Before a unit is put in front of a tenant or a landlord, SAT works through the following.

Achieved rents for the same building and unit line, rather than asking rents on portals

The payment structure
number of cheques, deposit and any agency or renewal fees stated up front

Who the landlord is, and that the person signing has the authority and title to lease the unit

What the landlord maintains and what the tenant carries, written into the contract rather than assumed

Ejari registration, DEWA and chiller account position, and any outstanding service charge on the unit

Renewal position: notice periods, the RERA rental index and what a lawful increase would look like

Dubai Rental FAQs

Ejari is the registration of a tenancy contract with RERA. It is what makes the tenancy recognised for DEWA connection, visa processes and any dispute, so a contract that is not registered leaves the tenant without the usual protections.

By post-dated cheques, most commonly one to four for the year. Fewer cheques generally buys a lower rent, and the structure is negotiated alongside the price rather than after it.

A security deposit is standard and is returned at the end of the tenancy subject to condition, with a higher deposit usual on furnished units. The amount and the conditions for its return should be written into the contract.

Only within what the RERA rental index allows for that area and unit, and only with the required written notice before the end of the term. The index is the reference point for what a lawful increase looks like.

Notice periods are set by the contract and by law, and differ depending on whether the landlord or the tenant is ending it, and on the reason. The position should be read at signing rather than at the point of leaving.

Usually the landlord for the building fabric and major systems, and the tenant for minor items, but the split is only as clear as the contract makes it. A stated threshold avoids most disputes.

The tenancy continues with the new owner for its remaining term. A sale by itself is not a ground to end a tenancy early.
