How SAT Research Works
Every substantive study should make four things clear:
- Question — what exactly is being investigated?
- Evidence — which transactions, rents, prices, supply figures or economic indicators are relevant?
- Interpretation — what does the combined evidence show, and what does the headline number fail to explain?
- Limits — what could change the view, and where is the available evidence insufficient?
SAT does not use a single citywide average to answer every investment question, and it does not convert research into a universal “best area” ranking. Different locations, property types and strategies can serve different objectives; the role of research is to make the trade-offs visible.
